Davao to have first luxury resort condo

DAVAO CITY — A mixed-use condominium development project that focuses on lifestyle leisure living will soon rise on a 2.8 hectare property in barangay Maa, this city.

The project is known as Crisron Legacy Residences Tower 2, brought by  the Yap and Bangayan families, Davao City’s homegrown business magnates.

It consists of four 15-story condominiums with 429 units each tower. The development allots 68 percent for recreational area and 32 percent for the buildings. It is also the kind condominium resort project in Mindanao with a commercial strip at the development’s frontage.

In an interview, Clark Yap, vice president for Crisron Holiday Builders, Inc. which is the project developer, said as per Housing Land Use Regulatory Board (HLURB) directive, developers are mandated to provide 30 percent open space and 70 percent for the buildings.

“But for us, we do the other way around where the open space intended for different facilities and amenities is bigger than the building space because it is more of a resort staycation condominium project to cater to the recreational and wellness needs of the residents, ” he said.

The leisure compound boasts of various amenities like an olympic-sized pool, jogging track, spray park, water theme park, barbecue area, parks, playground, and tennis and basketball courts to go with the healthy living trend, Bangayan said.

Both Bangayan and Yap expressed hope potential buyers will consider not only the brand but the unique features of the project.

The speedy economic growth of Mindanao since 2015 to present has prodded the partner families to engage in the unique real estate project, Yap said.

Yap and Bangayan are the younger generations of the families. Their elders act as financiers of the project while both are tasked to oversee the operations.

The units of Legacy Residences are 20 percent bigger than those offered by known big developers, Yap said. The company is not offering studio-type units which are a lot smaller, he added.

He also said the buildings are designed to withstand a 7.8 magnitude earthquake. They strictly follow all structural requirements mandated by national and local government laws.

Tower 2, with an estimated cost of P1 billion, is currently on test filing works for its foundation. It is now about 11 percent in pre-selling, with startup couples and Overseas Filipino Workers as potential target markets.

The handover of units is targeted within three to four years. 

The entire project, including the commercial and investment towers 1, 3, and 4, is valued at P4 billion, with completion set at eight years.

“This is the biggest project of the Yaps and Bangayans . We’re up for the challenge and we will deliver a good project,” Bangayan said.
